Dues

Annual dues pay for the upkeep of our common areas, entrances, streetlights, insurance, and for the reserve fund that covers long-term replacement & repairs.

At a Glance

  • Annual dues: $235.00
  • Billed: each year
  • Due by: January 1
  • Late after: January 31. Interest of 1% per month is added to any unpaid balance.

How to Pay

Online (easiest)
Log in to the Homeowner Portal and choose Make a Payment. You can pay by bank transfer or card, see your balance and view past payments. Fees may apply.

By mail (check or bank bill pay)
Make your check payable to Fox Den Homeowner’s Association, Inc. and write your property address on the memo line.

  • Paying by check
    • All checks must be mailed to the Las Vegas address shown on the statement
    • Do not send checks to the old address or drop them off locally
    • Send one check per property; owners of more than one lot should not combine payments
  • Include the stub
    • Return the payment stub with every check
    • Without it, the payment may not be posted correctly to your account
  • Using your bank bill pay
    • Set the payee address to the Las Vegas address on the statement
    • Put your Fox Den street address in the memo field, since bill pay checks arrive without a stub

·         Mail it to:

                          Fox Den Homeowner’s Association, Inc.
                          P.O. Box 94046
                          Las Vegas, NV 89193-4046

If Dues Go Unpaid

Paying on time keeps costs down for everyone. If a balance stays unpaid, these steps follow:

  • February 1 – Late: Interest of 1% per month is added until the balance is paid.
  • April 1 – Delinquent: A $50 collection fee is added.
  • By May 1 – Lien notice: A letter is mailed letting you know a lien will be filed if the balance isn’t paid by May 31.
  • June 1 – Lien filed: A lien is recorded against the property with the Knox County Register of Deeds, and lien fees are added.

A lien stays on the property until everything owed is paid, and it can hold up a sale or refinance. The board may also take further legal action to collect unpaid dues. Fees are subject to change.
